VA Loan Important Info on Rates and Limits

Before taking out or while in the process of taking out a VA loan, you should be informed about the various rates and limits associated with the said loan. You’d be glad to know that a VA loan has a pretty high loan amount limit. You can borrow an amount that you will most likely not be able to get from traditional loans. This is because lenders are more willing to trust you as a borrower because you are guaranteed by the VA.

You are allowed to take out a loan for an amount that’s 41% of your gross monthly income. If you are after a conforming loan, however, you can take out a loan for an amount that’s 28% of your income.

But keep in mind that these VA loanlimits can differ from one county to another, and the differences are influenced by the economic status of that county. For example, a typical VA loan with no down payment should not be any higher than $417,000 in the average counties. But if you live in one of the so-called high cost counties, you can get a loan higher than $1 million in amount.

In the case of loans taken out for the purchase of a brand new home, the US Department of VA also negotiates with the seller so that the seller will be the one to pay closing costs. This means you don’t have to pay down payment as well as closing costs. No other home-buying financial assistance loan can provide you with such great perks.

Digital cameras are changing the world of photography. They are great pieces of technology that are not hard to learn to use. They are attractive and appeal to many consumers because of their availability in a wide range of prices and features. Digital cameras are very popular devices these days with good reason. They offer many advantages when compared to old, film-based cameras.

Cameras are now found in PDAs and cell phones and even in newer vehicles. The advantages include the ability to keep and print only the photos you want. Their extremely small size makes them very easy to carry around. The easy sharing of photo files over the internet and the ability to adjust image output quality to match individual needs makes them almost indispensable for anyone who uses the internet meaningfully.

These cameras are perfect for normal amateur shots of friends, family, landscapes and other general views too. Many photographers get into digital photography because they can print photos from their home printers.

Digital cameras can range in price from less than $50 to more than $4,000. Cameras with less than one megapixel are inexpensive, but they usually lack important features. Digital cameras with resolution in the four to ten megapixel range are capable of producing professional-quality images. These cameras are designed for amateur intermediate and professional photographers with intermediate skills, and will be rich with features that may take you a month of study and practice to discover.

Compact digital cameras are designed to provide a moderate number of features, stylish looks, and often fit easily in your pockets. If you care more about features like interchangeable lenses, flashes, and other accessories, you will most likely have to consider a dSLR (digital single lens reflex) camera which are more expensive but offer outstanding features.

Only the most serious amateur photographer will demand the flexibility of these cameras, and of course, you should expect them to be larger and heavier than compact or standard models. For example, they won't fit in your pocket. You will also need to devote more time and practice to learn how to use them.

Accessories

There are a number of accessories available for digital cameras: battery chargers, underwater housings, slave flashes, tripods, carrying cases, neck straps, conversion lenses, remote controls, and printers to name a few. Each of these accessories will add to the cost of your camera but may be worth it if makes taking good photos easier.

Memory

Most digital cameras include some form of memory, whether it's built into the camera or is part of a separate memory card. When you

purchase one, it is very important to purchase at least a 2 megabyte memory card or more. These memory cards will help you to make the most of the features of the camera. If you enjoy taking short video segments, any extra memory will make that task much easier. It's often better to think of your digital camera the same way you look at a computer; the more memory, the better.

Warranties

Most cameras come with a limited one-year warranty from the manufacturer that covers defects only. If you plan to take your camera on backroad trips , up mountains, on river rafting trips, extended camping trips or to sports events, you would be wise to purchase the extended warranty that is often offered at the register. If, on the other hand, you will only be using it around the home for birthday parties, then you may be able to make do with the standard warranty that comes with the camera. Remember, digital cameras are not very sturdy and are susceptible to the elements.

Good Photography

Many people feel that digital photography has come of age. It is gradually on its way to becoming a mainstream consumer pastime, with the introduction of true photo-quality 8 million pixel cameras, low-cost toy and teen cameras, and high quality, affordable printing. A digital camera will so fundamentally change the way you think about photography that you will wonder how you ever got along without one. Recently, dramatic improvements in single-shot cameras and RAW image file processing have made single shot, CCD-based cameras almost completely dominant in commercial photography and digital photography as a whole.

For many consumers, this is an acceptable trade-off, especially if they are looking for a camera for their kids or want to experiment with digital photos without spending too much money. If you want to spend a thousand dollars, forget the standard digital cameras and go straight to any DSLR.

Digital picture taking is growing quickly because it offers the advantages of immediacy and ease of operation. Blogs on digital photography and how to use digital cameras abound. We're just beginning to realize the potential of what it can do for us. Popular photography magazines are crammed full of ads advertising very low prices for digital cameras. Just remember that digital photography is still photography. With the price of digital camera equipment and accessories dropping, the overall quality is continuing to rise with it. It is no wonder that digital photography is becoming a hobby of choice for many from every walk of life.

In our many caffeinated years, we've committed every crime known to coffee–making old hot coffee into iced, reheating in the microwave, and mixing vintages (making new coffee over yesterday's lingering leftovers in the pot). We're not coffee snobs, and while the guys who founded Kickstand Coffee, Williamsburg's coffee shop on two wheels, probably are, there's nothing snooty about their operation.

The extremely portable business folds out Transformer-style from a bike-towed metal box to a surprisingly large, fully functional, tented food stand. Kickstand is currently camped out at Artists and Fleas in McCarren Park every Saturday, and will soon (with the proper license) assemble and serve all over the city.

Founders Peter Castelein, Neal Olson, and Aaron Davis use hand-picked local beans (literally, they probably just stopped by Gimme! on their bike) in cold brewed or hot pour over varieties. On Saturday they offered Stumptown (brewed in Red Hook) Guatemala iced and Café Grumpy Kenya hot, both for $2.50. Let's just say we're in a long-term relationship with the former and this weekend were convinced it may just be better iced. It's bright but not acidic, and naturally a little sweet, especially cut with milk.

The three proprietors, occupying a hut that should comfortably fit two, were poised behind a row of beaker-like pour over brewers resting over a mesh drainage system and happily fielding questions about the old-fashioned technique as well as their eco-friendly initiatives: supporting local business and swearing off gasoline. We've seen our fare share of trendy food trucks, but bicycle-based cuisine like Kickstand may just be the next wave.

Car tail lights at night - looks very cinematic to me with the city lights in the background by Cuba Gallery - www.cubagallery.co.nz

Here is a look at the track's configuration:

^ from: autox4u.com

I personally think that if this track were to be open to Formula 1, the F1 cars COULD easily make those lap times anywhere between 1:30.000 to 1:45.000 without fail. I'm not even sure how today's F1 cars would fare around this course. I know the jilted USF1 team does some of their testing at Barber Motorsports Park, but how would they do if they raced at Monticello Motor Club? The track is beautiful as it is. It's a Grand Prix-style racing course in length. I'm not saying it will ever happen, but this course could easily become a great race track for hosting international-caliber racing if it were not a private facility. It has the length, the character, the challenge, and the intrigue of an international circuit. It could host anything from the SCCA Pro Racing to MotoGP to any FIA racing (including Formula 1). It is an international-spec racing track, even if there were extra facilities to make it worthy of becoming a proper European-style Grand Prix racing course (like big grandstands, super-fancy facilities, garages accessible on pit road, etc.).

NOTE: The route that I will describing uses the pit stretch as the starting point. However, a number of videos I've seen on YouTube put the Start/Finish point after the hairpin. So this track description will be based on the Start/Finish line on this track's front stretch.

The long front stretch gives way to a moderately sharp left-hand Turn 1, followed immediately by a sharper right-hand Turn 2. The radius increases out of Turn 2 heading into a little right-hand kink. Two successive moderate radius corners follow in left-right fashion. The second of these two corners goes downhill, but then gradually back uphill. A left-hand kink follows and leads to a long sweeping left. There is a slight downhill to this section as you take this sweeper. Exiting the sweeper, you're faced with a little kink followed by a medium-speed double apex pair of corners. A brief straight follows after this section. A very sharp right-hander leads onto the very long backstretch. The backstretch at Monticello Motor Club reminds me of the front stretch of Interlagos in the sense that you can almost ride this section like a superspeedway oval. As Jeremy Clarkson would say here, “POWER!” A high-speed right-hand kink leads to the next complex of corners. A moderate right-hand corner leads to a slow left-right chicane. This section reminds me of the Dunlop Chicane at Le Mans. A slight right-hand kink in the road after this complex leads to a slight uphill followed by a right-hand kink, then goes downhill for a fast left-right chicane. The road goes slightly uphill. After clearing this section, a very slow right-hand chicane follows. A long straight follows before a sharp left-hand corner follows. This section is more like a double apex because there's a sharp left-hand kink after the previous section. The road then sweeps left. A moderately sharp right follows after ths straight. It's very easy to overshoot the corner and go off course, so make sure you're paying attention as you see the road bend up to the right. The final section is a left-hand section that is medium-speed. Make the run down the front stretch to complete one lap around beautiful Monticello Motor Club.

That's how I've described this track from a YouTube video I've seen. When Speed Channel aired the “CTS-V Challenge,” John Heinricy (who I greatly respect) lapped the Monticello Motor Club's full course with a lap time of 2:46.560. A 1991 Spec Miata 1.6 (according to trackpedia.com) lapped the full course with a time of 2:53.9. So you can imagine that laps will be pretty long. I honestly think that a modern F1 car could lap this course within the range of 1:30.000 to 1:45.000. Maybe the USF1 team could put on an exhibition by racing this course to see what times they'd come up with on the long course.

A lot of video laps I've seen of this course use the Start/Finish line at the backstretch after the hairpin. I do not have a video using the long pit straight as the starting point. So therefore, I do not have a video lap to share with you all based on the pit straight used.

Watch Grey’s Anatomy Season 6 Finale 2010 OnlineGrey’s Anatomy moves toward Grey’s Anatomy finale in it’s new episode. In the finale it is going to be very violent as there is a killer on the loose in the hallss of Seattle Grace. The ABC Grey’s Anatomy Season 6 wraps up this Thursday, May 20th, at 9pm Eastern with a two-hour season finale, but fans can tune in already and watch the first 10 minutes online. Report says, a gunman will terrorize the hospital in the Grey’s Anatomy finale and will ask for lives of some main characters of the Grey’s Anatomy. Hospital’s Sugeons will become the target of shooter. Below are the spoilers of the Grey’s Anatomy Season Finale.

The scene will be like this, on one hand there is that shooter and on the second the Meredith (Ellen Popeo) is pregnant. In the second hour of the season finale, Cristina and Meredith’s surgical skills are put to the ultimate test. Third this episode will be really touh one for Meredith and Cristina (Sandra Oh) as they would have to take some decisions very seriously. There will be death of some main characters in the Grey’s Anatomy finale. The Grey’s Anatomy finale will have a Happy endings despite of a terror scenes start.

Exactly what I thought!! She shouldn’t have taken McBaby! At least she should let Meredith tell Derek about her being pregnant in the beginning.
I mean, okay, fine she let Derek stay alive, but we already knew that he wouldn’t die… God, I loved the episode and when I saw Meredith was pregnant I started to laugh out loud, but a minute later I realized Shonda wouldn’t let us have the McBaby, so I watched it with the thought that my first feeling wouldn’t last long…. And it didn’t. So thanks, thanks a lot for screwing this episode… Why take the baby? There was enough drama, I needed this one thing and she took it away, I needed a hope and now it’s taken away and we have to wait until October… There wasn’t much of MerDer in this season, but I tried to ignore it hoping, that in the season finale we would get something to hold on, but no…
I know it’s just a TV show but I’m actually crying. I needed this one thing to last, and it didn’t…

Rockers Kiss took a moment to “remember” late heavy metal legend Ronnie James Dio during a concert in Geneva, Switzerland on Monday, leading fans in a 30-second chant of the singer's name.

Frontman Paul Stanley halted the show to pay his respects, and told fans, “Let's remember to remember him. Let's make sure he can hear us up there.” Stanley then led the chant, “Ronnie, Ronnie…” before adding, “We love ya, we'll miss ya.”

Prior to the show, Kiss had issued a statement about Dio's passing on Sunday. The band mates declared, “We mourn the tragic passing of the great Ronnie James Dio. In addition to his powerhouse vocal ability, Ronnie was a true gentleman who always emanated great warmth and friendship to us and everyone around him. We will miss him.”

Further tributes poured in for the Dio, Rainbow and Heaven & Hell star from rock's elite on Tuesday – former Iron Maiden star Blaze Bailey called the late rocker “the inspiration for me to start singing and join a metal band” and Deep Purple rocker Jon Lord claimed Dio's voice was a “an instrument of power and of beauty”, and suggested he was “a seminal influence in rock music”.

Meanwhile, ex-Nirvana bassist Krist Novoselic has written a tribute to Dio in his weekly column for SeattleWeekly.com. The rocker called the tragic star “a giant in the world of heavy metal” and admitted to playing his Black Sabbath hit Heaven & Hell on Sunday night after hearing Dio had lost his battle with cancer.

However, perhaps the most touching tribute of the day came from the late star's Heaven & Hell band mate Vinny Appice, who posted an open letter on his website.

The heartfelt note began, “Hey, Ron, I never thought the day would come so suddenly. Ronnie was everything to me. He was my best friend, he was my brother. I sat behind him on my drums each night and played, watching him sing, hearing his roaring voice through my monitors. Every night he sent chills down my spine with his singing, inspiring me to push it further and play the best I can to the limit. I always knew how lucky I was to be in a band with him, but to become friends was even more special.”

Appice added, “My heart is so broken. We are now in a world without him and I will miss him so much. I can only think of how fortunate I was to make music with him that was in his heart.”

“People should like poetry the way a child likes snow, and they would if poets wrote it.”~Wallace Stevens

Tyger! Tyger! burning bright
In the forests of the night,
What immortal hand or eye
Could frame thy fearful symmetry?

In what distant deeps or skies
Burnt the fire of thine eyes?
On what wings dare he aspire?
What the hand dare sieze the fire?

And what shoulder, & what art.
Could twist the sinews of thy heart?
And when thy heart began to beat,
What dread hand? & what dread feet?

What the hammer? what the chain?
In what furnace was thy brain?
What the anvil? what dread grasp
Dare its deadly terrors clasp?

When the stars threw down their spears,
And watered heaven with their tears,
Did he smile his work to see?
Did he who made the Lamb make thee?

Tyger! Tyger! burning bright
In the forests of the night,
What immortal hand or eye
Dare frame thy fearful symmetry?

William Blake was an odd sort of genius. He was a poet, a painter, and a printmaker. He did not attend school as a child and was educated at home by his mother. His father bought him some drawings of Greek antiquities, and Blake began to copy them. Then, he took art lessons. Then, he was apprenticed for seven years, from age 14 to 21, to an engraver.

Blake revered the Bible, but had his own idiosyncratic and probably heretical interpretation of it. He hated the Church of England. Blake and his wife Catherine practiced nudity (in their own garden), and he may have proposed that he bring a concubine into their marriage bed, although there’s no evidence that he actually did so. He claimed throughout his life that he saw visions of God and of angels, among other things, and believed that he was personally instructed by Archangels in his work.

I nevertheless have hope that he placed his trust in Christ in spite of his sometimes odd ideas.

George Richmond on William Blake’s death:
He died … in a most glorious manner. He said He was going to that Country he had all His life wished to see & expressed Himself Happy, hoping for Salvation through Jesus Christ — Just before he died His Countenance became fair. His eyes Brighten’d and he burst out Singing of the things he saw in Heaven.

Apologies to William Blake, but his immortal line popped into my head as I was perusing the pages of plants in the new White Flower Farm catalog.  This little viola — 'Tiger Eyes' — would certainly light up the garden, if not the forest.

It seemed to capture both the patterning and the brightness of the poem in its flowers. It's listed as "new" in the WFF catalog. Some of my first plants came from WFF in the mid-80s, and I still have a fondness for their catalog — especially the prose.

Here's how they describe 'Tiger Eyes': "With its old gold petals intricately fretted in black, this dainty Viola hybrid took a decade to perfect in Norfolk, England." Alas, it's already sold out according to the WFF Web site. They are, however, still offering 'Irish Molly,' another Viola with warm browns and golds. "A rare and demure classic" says WFF of 'Molly.'
